What is Escrow?
Escrow
is a deposit of funds, deed or other instrument by one party for the
delivery of a particular condition or event.
Ascendant Title legally acts as a neutral third party for both seller and buyer. Thus holding the money until all terms of the contract are met.

Escrow on a purchase loan:
After all negotiations are agreed upon the final contract is signed by both parties; the buyer and the seller. Once the property is "under contract" both the contract and earnest money are delivered to the title company.
Escrow on a refinance loan:
When borrower and broker determine the best loan program (adjustable rate, FHA, or fixed 15 or 30 years for example), the new order goes to escrow for a title commitment to be issued.
How is Cost Determined?
The cost of the title insurance premium is determined by the
underwriter who must follow guidelines set forth by the Insurance
Commissioner.
Escrow fees are not regulated by the State. Ascendant Title has chosen to charge a minimal closing fee to save the borrower money and to promote a competitive advantage.
